Kuna: buyer-focused guide to new-construction homes in the Treasure Valley

Kuna keeps surprising buyers

Kuna was a farm town at the turn of the century, and it has become one of the fastest-growing small cities in the entire country. Population has grown many-fold as new master plans have come online, and yet the town still feels like itself: county roads, wheat fields, and a downtown anchored by Bernie Fisher Park and the Indian Creek greenbelt.

For new-construction buyers, Kuna's pull is value and space. You typically get more house and more lot for the money than in Meridian or Eagle, at the price of a longer but very manageable commute.

The commute to Boise and Meridian

Kuna sits around 19 miles southwest of Boise, reached mostly by State Highway 69 north to I-84. Most residents plan on 25 to 35 minutes in normal traffic and 40 to 50 minutes at the worst of rush hour. Meridian is closer, about ten miles, which makes Kuna attractive for people who work in the western half of the valley.

There is no fixed transit system to lean on, so plan on a car for everything. Most errands, grocery runs, and kid activities live inside Kuna itself.

Schools in Kuna

Kuna has its own school district, the Kuna Joint District, and it is one of the town's best talking points. The district has grown right along with the homes, opening new schools to keep pace, with class sizes that families describe as comfortable. Residents consistently cite great schools as a top reason they chose Kuna over closer and pricier cities.

Because the district is still expanding, the school your child begins in may not be the school they finish in. It is worth asking about feeders when you choose a community.

Outdoors close to home

Kuna is a jumping-off point for some of Idaho's most unusual landscapes. The Indian Creek corridor runs a greenbelt trail right through town, the Snake River Birds of Prey National Conservation Area sits a short drive to the south, and Celebration Park, Idaho's first archaeological park with ancient petroglyphs, lies along the nearby river canyon.

CBH communities in Kuna

CBH's Kuna lineup includes Ardell Estates, Malaspina Ranch, Ledgestone, Silver Trail, and Madrone Heights. As in every CBH market, availability and phase releases change constantly, and some Kuna streets sell quickly as buyers move south from Meridian and Boise.

Have an independent agent in your corner

The builder's on-site sales rep is a helpful voice, but they work for the builder. A buyer's agent working beside you, at no cost in most cases, makes sure the lot, the upgrades, the earnest money, and the final walkthrough all get handled with your interests first. Call Paul Knighton or Michelle Wilson before your first model tour so you are registered as an agent-represented buyer from day one.
