How the estimate is calculated

The tool starts with a baseline price per square foot for the area tier, then applies a series of small, well-labeled adjustments for the details you entered. Every factor is shown in your result so you can see exactly what moved the number.

  • Boise, Eagle $270 / sqft Premium near the capital and the river
  • Meridian, Star $250 / sqft Fast-growing suburbs with steady demand
  • Kuna, Nampa, Caldwell, Middleton $228 / sqft Canyon County and west Ada value
  • New Plymouth, Mountain Home, Jerome, Horseshoe Bend $198 / sqft Outlying valley and Magic Valley markets

The adjusted price per square foot is the baseline times all of the multipliers below, and the estimated value is that adjusted figure times the square footage.

What each factor does

  • Property type: single-family ×1.00, townhome ×0.93, condo ×0.85.
  • Bedrooms: a 3-bed core; each bedroom above or below moves the value ±1.5%, capped at ±6%.
  • Bathrooms: a 2-bath core; each bath above or below moves the value ±1.75%, capped at ±7%.
  • Age (year built): 0-5 years +2%, 6-15 years no change, 16-25 years -4%, 26-40 years -8%, 41+ years -13%.
  • Lot size: roughly 6,000-10,890 sqft is neutral; smaller lots -2% to -5%, larger lots up to +6%.
  • Condition: excellent +6%, good no change, fair -9%, needs work -16%.
  • Finish level: standard no change, updated +4%, premium +9%. Major updates +2%, desirable view or quiet street +3%.

The final range applies about ±7% to the midpoint, and every figure is rounded to the nearest $500. This is a planning tool, not pricing advice.
