The Treasure Valley's second city has its own identity

Nampa, about 20 miles west of Boise on I-84, is an old railroad town and the valley's second-largest city. It is also one of the strongest new-construction markets in Idaho, with a long list of freshly built neighborhoods every year. The result is a market with an unusual mix: a genuine historic downtown, a solid local job base, and steady new inventory.

For buyers, Nampa often trades the prices of Boise and Meridian for more house and a calmer pace of life. The city has grown steadily for two decades and is still developing new neighborhoods, which gives it the energy of a place building toward its future.

A downtown that actually feels old

The brick corridor along First Street South, listed together on the National Register of Historic Places, is where locals go for coffee, antiques, and dinner. It is a genuine small-city downtown, with locally owned shops and restaurants rather than a chain strip, and it anchors a lively calendar of events.

Schools and colleges

The Nampa School District serves the city's families, and Nampa is also home to Northwest Nazarene University and a College of Western Idaho campus. Health care, education, and the trades anchor the local economy, which shows up in the mix of families shopping new homes.

Lake Lowell is the weekend escape

Just southwest of town, Lake Lowell wraps roughly 28 miles of shoreline inside the Reef Reserve. It delivers fishing, boating, birding, and trails just minutes from the front doors of new subdivisions. In the summer it is the closest thing to a lake culture the interior valley has.

Historic depot-area restaurants along the tracks (Brick and other main street spots) round out a date night without leaving town.

Commute to Boise

I-84 is the artery, and downtown Boise runs 20 to 40 minutes depending on the clock, with Nampa families doing a full variety of shifts across the valley. If you work in Nampa itself, you have won the everyday commute.
