This is a weekly buyer's briefing on Treasure Valley new construction: new CBH community openings, communities shifting from coming-soon to selling, price and incentive changes, and market trends worth knowing. Everything below is current as of September 10, 2026, drawn from CBH's current community pages and recent market reporting, and any of it can flip again within days.
This week's headline moves: CBH has marked two grand openings so far this year, one in South Nampa and one in Jerome; a Meridian community that spent months on buyer watchlists now lists homes for sale; and builders across Ada and Canyon counties are keeping price points moving to hold demand.
New CBH grand openings worth knowing about
Seven Maples Ranch, on Nampa's outer edge at Locust Lane and Southside Boulevard, celebrated its grand opening in late February 2026 and is selling now. It sits minutes from Lake Lowell and Osborne Park on roomier lots where the valley opens toward farmland, and it is one of the newer names in CBH's largest Nampa lineup.
In the Magic Valley, the Jerome new-construction market changed in a big way this summer: CBH opened Clover Creek there with a ribbon cutting in mid-June 2026, and its pages now list available homes. If lower price points in south-central Idaho have been on your radar, Jerome is no longer only a coming-soon story.
From coming soon to selling: this week's status moves
The move buyers keep asking about is Centerville in Meridian. CBH's current pages list Centerville homes for sale, with prices starting around $559,990 as of early September 2026. If you asked about it as a coming-soon community earlier this year, it is the transition moment where lots, floor plans, and the incentive list attached to an opening release get real.
The rest of the Meridian-to-Nampa corridor is active, too: Gran Prado in Meridian is pushing move-in-ready homes in its current sale, Clearcreek in Nampa now lists homes available, and two newer names round out the picture, Waverly Park in Middleton from about $426,990 and Linrock in Meridian. The takeaway for a buyer is a good one: ready-to-act inventory across the corridor is broader than it has been all year.
Still on the watchlist: communities in earlier phases
Not every CBH neighborhood has flipped. Whisper Meadows, near the Meridian and South Ada growth corridor, and Stargazer in Star still read as early-phase on the builder's pages as of this publication date, and that can change within weeks. When the coming-soon list is the reason you're shopping, registration and priority timing are everything.
The honest rule here: never assume a status you read a month ago still holds. These pages change constantly, which is exactly what a buyer's agent tracks for you every week.
Market trends worth knowing this week
New construction is running a record share of Treasure Valley sales: roughly 43% of area home sales in early 2026 were new builds, and new construction made up about half of Boise-area listings, according to recent market analysis. In Ada County, the median price of a newly built home was about $534,000 in March 2026, down about 13% from a year earlier, with builders trimming prices to keep inventory moving.
Sales across the valley are running about 14% above a year ago, and incentives have become the norm: rate buy-downs, closing-cost credits, and appliance or design-center offers appear across the valley's new-construction sites this year. For buyers, that means the builder's posted starting price is a conversation starter, not a fixed number, and getting it verified from your own side of the table matters more than ever.
Why this week matters for your side of the deal
When a community flips from coming soon to selling, the strongest lot and incentive combinations usually surface first, and when a community opens, the builder starts selling to its own list. In both situations, the person who reads the price book and the builder's contract on your side is the difference-maker. The builder's sales representatives work for the builder.
